Required Documents

Whether you are purchasing or refinancing a home, the documents required help to clarify and support information in the loan application.  Your credit history and the loan type further define the documentation requirements.

 

Want to be ahead of the game?  The following is a list of the most commonly requested mortgage documents.  Don't be discouraged if you don't have all of these items, some may not apply to you!  

 

 

  • Federal Income tax returns
  • Past two years W-2 statements
  • Pay stubs covering the last thirty days
  • Two most recent monthly bank and other asset statements
  • For purchases...Copy of the purchase and sale agreement
  • For purchases if you are selling a home and buying a new one...Settlement statement (HUD) from the sale of current home
  • If you are renting....either 12 months canceled rent checks or the name and address of your current landlord
  • If divorced...a fully executed divorce decree and/or copy of separation agreement
  • For both purchases and refinances...a copy of annual insurance policy showing proof of insurance on the property.
  • For identify verification.....Copy of driver's license, passport, etc.
  • If you are not a U.S. citizen...copy of permanent resident alien card or copy of visa.
